Finding Value in Land Before Housing Demand Arrives

A growing market can still be a poor investment. If the land price already assumes the best possible outcome, much of the value has been captured by the seller.

At DDB Capital, we look for opportunities to control land at a price that leaves room for uncertainty and rewards the work required to make it buildable. Major employment investments help us identify where to look. The economics of the property determine whether we proceed.

Employment Growth Gives Us a Place to Start

Housing starts tell us where construction is underway. By that point, someone has already acquired the land, secured approvals and committed capital. Employment announcements can give us an earlier reason to examine a market, before the full effect on housing becomes visible.

Consider Hyundai’s investment in Georgia. The company announced its initial $5.54 billion commitment in May 2022. The first vehicle rolled off the Metaplant assembly line in October 2024, ahead of its March 2025 grand opening. At that opening, Hyundai described plans for 8,500 jobs at the Metaplant by 2031 and reported approximately 6,900 additional jobs announced by suppliers across 12 Georgia counties.

That sequence gives a land investor something concrete to investigate: where hiring will occur, when employees will arrive, and which communities can accommodate them. The investment question is how much of that prospective demand can support new homes at prices people can afford.

A Job Announcement Has to Survive Underwriting

Announced jobs don’t translate directly into new households. Some positions will go to people who already live nearby. Some households will rent. Hiring may take longer than expected, and wages may support a different home price than developers hope to achieve.

We need to understand those differences before assigning value to the land. We also need to know what’s already competing for the same buyers, including existing homes, approved subdivisions and projects still moving through entitlement.

Geography matters at the road level. A property may look close to an employer on a map but require an impractical commute. Sewer capacity, access improvements and environmental constraints can further change what can be built and what it will cost.

A large investment announcement can justify more research. It doesn’t justify a higher bid by itself.

The Margin of Safety Starts with the Purchase Price

We work backward from the home the eventual buyer can afford. That informs what a builder can pay for a finished lot. After accounting for infrastructure, fees, financing and an adequate development margin, we can estimate what the underlying land is worth to us.

Then we test the assumptions. What happens if hiring slips, lot sales slow or a utility improvement costs more than expected? A project that only works under favorable conditions leaves too little room for the ordinary problems of development.

Deal structure matters alongside price. Our strategy is to seek contractual control of land while we investigate feasibility and advance approvals. That allows us to gather information before committing the full purchase price, although deposits, engineering expenses and other pursuit costs can still be at risk.

Time belongs in the underwriting. A profitable project on paper can become a poor investment when delays extend interest expense and postpone the return of capital.

Value Comes From Resolving Uncertainty

Our focus across the Southeast is land where employment growth supports a credible housing need and where we can create value through planning, entitlements and coordination with builders.

The opportunity is specific to each property. A workable utility solution, a buildable site plan or a realistic delivery schedule can make land more useful to a homebuilder. Those improvements give us a basis for creating value beyond hoping the market rises.

We’re willing to do that work early. We also need the discipline to walk away when the asking price leaves too little compensation for the costs and risks ahead. Employment growth helps us choose where to spend our time. Purchase price and execution determine whether that time becomes a worthwhile investment.
